Despite the continuing succession of economic and political crises, our own experience of property sales in the Algarve for 2011 has been reasonably good thus far and substantially better than the defiant remnants of most other of estate agents in the Algarve property market. We are committed to the continual improvement of our strategies and to the increased visibility of the Algarve properties that we are marketing and in order to achieve those things, the development of our policies is on-going.

In terms of recent sales results, we have had offers on five Algarve properties within the last month, three of which have been accepted and encouragingly, the final agreed price on all three properties where the sale is going ahead has been within 11% of the asking price. Being brutally honest, the other two offers were from predatory investors and didn’t even make it past the first post. We also have serious interest in two Algarve properties from different buyers at €1.9m and €1.7m respectively and another buyer with a budget of up to €2m who we have been trying to secure for some weeks but who has now short-listed his three favourite properties.

The fact that we are enjoying this level of success is not an accident and I am supported by a great team of people both here in the UK and in the Algarve who are motivated, positive and innovative. The market conditions are extreme but we are continuing to find buyers very regularly although we were not surprised to read that the Camara in Faro failed to receive a single bid for their €14m Algarve property auction last week. The reason : not that there is an absence of buyers out there……….they failed to understand that before a property can be sold, first it has to be seen to be for sale. Not enough people even knew that the auction was on – entirely due to a lack of effective marketing. I hope they have our number for next time!

Property market in the Algarve is more active than in Lisbon or Porto

According to an article in the Property Wire the National Activity index masks some interesting regional variation, with activity in the Algarve not quite as negative compared to Lisbon and Porto.

‘It is demand side of the equation that is weighing down on prices in Portugal, with the double digit unemployment rate feeding through to weakness in new buyer enquiries,’ said RICS senior economist, Josh Miller.

‘Oversupply, unlike in Ireland or Spain, is not an issue. The official statistics show no evidence of overbuilding prior to the economic downturn and new vendor instructions have been falling all year. As a result, once the economy starts to recover, Portugal will not have to cope with the residential inventory issue faced by other countries,’ he added.

Euro trips and falls on fading debt crisis solution hopes

Sterling is gathering speed against the euro, following comments from spokesman to the German Chancellor Steffen Seibert that a solution to the debt crisis is NOT on the cards at an upcoming G20 meeting.

Is the Eurozone ever going to get its act together? The odds look increasingly slim this morning following comments from Steffen Seibert (spokesman to the German Chancellor) that politicians are NOT set to unveil a comprehensive solution to the crisis this weekend – in spite of previous pledges to this end.

Speaking to journalists Seibert revealed that – notwithstanding promises from French President Sarkozy and German Chancellor Merkel in Berlin last weekend – the foreign exchange market should not get its hopes up regarding a be-all-and-end-all solution to the debt crisis at an October 23rd G20 meeting.

Given the pledges to the contrary, this came as something of a slap in the face to the markets, causing the bottom to fall out of the euro like a plastic bag overburdened with cans. The euro has since lost ground against a basket of currencies – including sterling – of course providing good news for people that plan to send money to Algarve.

On the other hand, in a sense it is surprising the markets reacted at all to the sudden reverse gear on the part of the Germans! Following eighteen months in which Merkel and co. have ummed and erred regarding a solution, blowing hot and cold ought to be expected.

Hence for the foreseeable future at least, expect the Eurozone to continue bumbling along like a three-legged dog, prompting euro weakness on the foreign exchange market.

Euro jumps following Franco-German Eurozone pledge

The euro has jumped against currencies including the pound, following a pledge from French and German leaders to announce a convincing solution to the Eurozone crisis before November 3rd.

The euro has rocketed up against a range of currencies since the weekend, following a pledge from French and German premiers Nicholas Sarkozy and Angela Merkel to announce a convincing solution to the long-standing European debt crisis this month.

Speaking in Berlin over the weekend Merkel did not announce details pertaining to the plan, but promised to devise a permanent solution to Greek debt problems and a scheme to recapitalise ailing European banks. The pair promised to announce the scheme before an upcoming G20 meeting in Cannes on November 3rd.

This prompted a euphoric response on the foreign exchange market – sending the euro soaring in spite of the absence of detail.

Importance:

Huge. The idea that French and German leaders might at last have a solution to the debt crisis sent the euro soaring. Of course having made this announcement – it is incumbent on the pair to follow through.

Impact on the markets:

The euro has spiked against currencies including the pound following this pledge.

Does it mean for instance that Merkel is willing to provide unlimited funds to Greece? Does it mean she is willing to stake her political career on Greece? (It could come to that!) Merkel didn’t mention – meaning we think before long sentiment toward Greece could be pessimistic again.

Is the Greece ship about to sink?

Could the writing be on the wall for Greece? Could its goose be cooked? These are the rumours circulating Euroland like a bad smell this morning.

For one thing yields on 10-year bonds in Greece have reached a mind-boggling 60.0%. This means that investors demand 60.0% in interest before purchasing government debt in Greece. This a crucial indicator of market confidence – and tells us that investors have as much faith in Greece to meet its debt obligations as an 80s US rock band featuring Mike Patton.

In addition it appears the German government – to date the chief advocate of Greece remaining in the euro – is getting set to duck and cover. Officials are examining how to shield German banks in the event of a Greek implosion. This accompanies comment from government minister Phillipp Roesler that nothing can be taboo regarding Greece – including both default and euro exit.

Of course the consequences of Greece defaulting could be immense. Last night Lars Feld from the German Council of Economic Advisers said: “contagion would be much, much higher and much stronger than anything we observe.” This means Greece default could begin a domino effect – triggering defaults in nations including Spain and France.

So the outlook could not be much cloudier!

Importance:

Immense – It is not overstating things to argue that Greece defaulting could trigger a second global financial crisis.

Impact on the markets:

The pound has strengthened up against the euro on this crisis. The markets though are fleeting to the US dollar as a haven – prompting sterling to drop against the dollar.

Is the Euro about to collapse?

Could the euro be about to collapse? That is the line of thought dominating the markets this morning.

It follows a fortnight in which niggle after niggle has piled up – leaving investors biting their nails. How might it collapse? Let me count the ways…

First up Greek finance minister Evangelos Venizelos has risked the not inconsiderable anger of the IMF – telling visiting officials that Greece cannot meet its deficit reduction targets. This leaves the second bailout much like the floating island of Laputa – that is – up in the air. Should Greece default it could bring the euro tumbling like a stick house in a strong breeze.

Second the Italian premier Silvio Berlusconi has dragged his feet regarding implementing crucial spending cuts. This follows a month in which the European Central Bank purchased Spanish and Italian bonds to prevent borrowing costs rising to insane levels – leaping to the rescue of the Spanish and Italian governments. Should Italian borrowing costs breach 8.0 as a result Berlusconi might have to go cap in hand to the ECB for a bailout – pushing the EFSF rescue fund to its limits.

Third manufacturing in the Eurozone has come to a standstill – dropping to 49.0 last month (results beneath 50.0 indicate contraction.) This has spurred rumours that – regardless of debt concerns – the Eurozone could soon tumble into recession.

Importance

Huge – Each of these issues has the potential to bring the Eurozone to its knees.

Impact on the markets

Sterling has to date jumped against the euro on these concerns – but tumbled against the US dollar as the markets flee the euro like rats from a sinking ship to safe ground. This trend could continue.

Markets on edge ahead of Bernanke speech

The pound has dipped against the euro this morning ahead of a speech from US Federal Reserve chairman Ben Bernanke, in which he is expected to announce measures to revive US economic fortunes.

The market is holding its breath that this includes a third round of quantitative easing, in which the Fed prints huge quantities of cash and injects them into the economy. Bernanke announced a second round of quantitative easing at exactly this time in 2010, at the same economic symposium at Jackson Hole.

However some economists argue the odds of Bernanke announcing qe3 this afternoon are minimal: unlike 2010 in which inflation in the US was sinking, it presently stands at 3.1 and rising making conditions for printing cash less than optimal.

Expectations regarding this speech are dominating the markets at present, pushing other data to the sidelines including reports that British growth in q2 remained at 0.2 this morning, plus rumours regarding a German credit rating downgrade.

Importance:

High – the markets have been on tenterhooks regarding this Bernanke speech all week.

Possible impact on the exchange rates:

Though it is centred on the US, the Bernanke speech looks set to impact the entire global financial system.

Should the Fed chairman announce a third round of quantitative easing in spite of expectations to the contrary, this could signal that economic prospects in the US are set to improve and hence encourage investment outside the States. This could benefit currencies including sterling and the euro.

On the other hand should Bernanke not announce qe3 – stating that economic conditions in the US are not correct for such intervention – this could cause pessimism regarding the US outlook and encourage investors to purchase the US dollar as a safe haven.

Eurozone financial troubles dominate markets

The markets remain nervous regarding pessimistic economic reports from the Eurozone of late.

In particular recent headlines that Germany expanded just 0.2% last quarter have caused concern, given that Germany comprises the Eurozone powerhouse. Economists at official statistics group De Statis attributed the disappointing result – compared to 1.3% last quarter – to a slowdown in global exports.

The pound meanwhile remains in good shape against other currencies given that – compared to Europe and the US – Britain seems stable. This however is not to suggest that Britain is immune from global circumstances.

For instance the latest Bank of England minutes indicated that the Monetary Policy Committee voted 9-0 against increasing interest rates this month, in order to protect fragile growth in Britain. This is although inflation could exceed 5.0% in months to come.

The mood in the US last of all remains downbeat of late. Though credit rating agency Fitch has reaffirmed its AAA credit rating on the States, rumours continue to circulate that the nation could be heading to a double dip recession.

Furthermore, over the weekend Federal Reserve Chairman Ben Bernanke signalled he was launching an investigation into dealings between US and Eurozone banks in the event that – should banks in Europe begin defaulting – US savings are safeguarded.
